Municipal Development Plan

The Town of Penhold’s Municipal Development Plan is a guide for future growth and development to ensure that it is sustainable, orderly, appropriate, complementary, efficient, and enhances the quality of life for all citizens of Penhold.

Parkland Community Planning Services (PCPS)

PCPS is an inter-municipal planning service agency that provides a broad range of services to urban and rural municipalities.  PCPS provides the Town of Penhold with expertise in municipal development plans, area structure plans, re-development plans, site outline and concept plans, Land Use Bylaws, and special studies.  As our community grows we look forward to a continued relationship with Parkland Community Planning Services.

As you look around town many exciting projects have been started and will be starting soon.  Out Mulitplex phase one and phase two are well underway.  Tranquility Park will be starting the week of July 27, 2009.  Watch for landscaping projects that iwll be starting soon i around our community.

Development Permits

Development permits are required to ensure that all development is achieved in accordance with the Land Use Bylaws, Municipal Government Act, and Subdivision & Development Regulations. 


Development permits are required for:

  • New or moved in permanent structures
  • Accessory Buildings
  • Mobil/Manufactured Structures
  • Renovations
  • Finished Basements
  • Additions  
  • Wood stoves
  • Decks

Building Permits

Building Permits are required for all construction projects.  A building permit is issued by the town’s Development Officer who has a safety codes designation in order to issue permits. 


Building permits are required for:

  • New or moved in permanent structures
  • Accessory Buildings larger than 100 sq.ft.
  • Mobil/Manufactured Structures
  • Renovations if they are structural in nature
  • Additions  
  • Wood stoves
  • Decks 24” above grade

Gas, plumbing and electrical permits are required if any work that is done in these disciplines.  Permits may be issued to either contractors or home owners.  The Town of Penhold does not issue these permits.  Source for all gas, plumbing and electrical permits are issued through IJD Inspections out of Red Deer.  Copy of their permits below and link to IJD’s website.

A request for a certificate of compliance must be accompanied with a Real Property Report (RPR).  If the RPR is older than two years from the certificate date, a statutory declaration is required.  A compliance certificate is a document signed by the town certifying that a development (e.g., house, garage, shed, fence, etc.)  complies with Land Use Bylaw.  Compliance certificates are generally required for the sale of your property.  Contact the Development Officer at the Town of Penhold @ 403.886.4567 for further information.

 





The Land Use Bylaw divides all the land within the municipality into Land use districts.  Penhold’s Land Use Bylaws are in place to regulate and control the use and development of land and buildings within the municipality.  The intent is to ensure uses are compatible with neighbouring areas and are developed in an attractive responsible manner.
